Given this approach, the FM O&M can be evaluated on the effectiveness and efficiency of the FM department. As the facility manager, you are responsible for providing a clean, comfortable, efficient workplace environment free of any hazards. Workshop Objectives:

• Determine how to provide efficient and cost effective O&M support services throughout the organization.

• Anticipate "core business" changes and plan ahead for necessary adaptations of systems.

• Facilitate the utilization of computerized technology to manage the facility systems.

• Establish the 5-most critical maintenance goals and objectives around planning, projecting, forecasting,   determining and addressing O&M issues.

• Consider human factors as an integral component of the facility operations and maintenance.

• New technologies and materials are determined, implemented and sustained as required.

• Determine and utilize the 8-key influencer's that drive the O&M Program development.

• Establish the four most critical maintenance program types.

• Determine how to assign each asset a Priority Maintenance Response Code.

• Plan, Implement, Deliver and Sustain O&M programs to facilitate the acquisition, installation, maintenance of   "The Facility Physical Image" including curb appeal, grounds, landscaping, parking zones, exterior trails,   ponds, perimeter security systems that help support the workplace environment.

• Plan, Implement, Deliver and Sustain O&M programs to facilitate the acquisition, installation, maintenance
  of the building structures, exterior elements, foundations, facade, roof, permanent interiors and FF&E   supporting the workplace environment.

• Plan, Implement, Deliver and Sustain O&M programs to facilitate the acquisition, installation, maintenance of   the facility Infrastructure Systems including: electrical power / lighting, HVAC, plumbing - water, plumbing -   waste, storm, process, fire protection, security, access control, vertical and horizontal transportation. 
  Systems supporting the workplace environment.
